This is a brilliant property investment opportunity combining positive gearing with tax credits, with no concerns about occupancy levels and tenant's unpaid rents. Correctly structured finance is always important and in today's low interest rate environment you have a bricks-and-mortar asset bought for you and capital asset growth that could be double the purchase price in 10 years.
NRAS is an Australian Government initiative to make rental properties more affordable by encouraging large-scale investment in rental housing for low to moderate income families and individuals. It aims to assist institutional investors, developers, and not-for-profit groups to deliver 50,000 rental dwellings over the next two financial years and a further 50,000 rental dwellings post 2012.
The scheme provides substantial financial incentives of a minimum of $9,140 per dwelling annually to investors who rent approved dwelling at 20% or more below current market rates to low and moderate income households. It is estimated that 1.5 million households including key workers, such as hospitality workers, cleaners, shop keepers, police, teachers and nurses & their families and people on low to moderate incomes are eligible for affordable properties under the scheme.
Jo has been involved with her alliance partners in submitting properties to the government for NRAS endorsement! What better way for you to learn all about NRAS, how it works and to see what properties are available then to learn from our website or attend our seminars, workshops and webinars.
